This article provides a systematic and comparative legal analysis of the law enforcement practice concerning contracts for the alienation of immovable property in the Republic of Uzbekistan. The study classifies the disputes arising in judicial practice and examines the main causes and legal nature of disputes concerning the invalidation of contracts, compulsory performance of contractual obligations, protection of purchasers’ rights, termination of lifelong maintenance contracts, as well as disputes related to inheritance and shares in jointly owned property. Particular attention is paid to practical problems arising in the notarization of real estate transactions and state registration of property rights, the integration of cadastral and state registry data, the accurate indication of the actual value of immovable property in contracts, the protection of bona fide purchasers, and the need to ensure uniformity in law enforcement practice. Drawing on comparative experience, the article develops scientific and practical conclusions and proposals aimed at strengthening reliance on the state real estate registry, expanding the use of mediation, improving digital infrastructure, and increasing public legal literacy.
